It is often seen in the real estate market the offer of properties either in the city or on the coast, which are identified with different names, and the difference between them could be confusing. Perhaps you have already heard or seen about listings for condos, townhouses, villas, and houses. On this occasion, we present their characteristics so that you can differentiate them and know which one best suits your tastes and needs.

Condo

It is where the owner owns the unit, but shares the common areas: parking, hall, pool, gym, among others. Typically, a condominium fee is charged monthly to each owner for maintenance of the facade, systems, structure, and common areas. They are apartments within a vertical construction (building) organized under the rules of a condominium. The buildings can be huge constructions, such as Miami luxury apartments, or smaller buildings, with few units and usually have 1 to 2 bedrooms and 1 to 2 and ½ bathrooms.

Villa

These stand out for being luxury properties that offer services and amenities that the rest on the market do not have. They are located in private or exclusive areas and the characteristics that differentiate them from the rest of other properties are:

 

  • Size: They are large and with many rooms, since in some their capacity goes from 6 to 12 or 15 people, and most have en-suite baths.
  • Privacy: because they are located in exclusive areas or in a “gated community” they guarantee tranquility and privacy to their residents that other developments do not have.
  • Design: They are distinguished by their design and decoration that blends with the town or community where they are located, currently the trend is towards sustainable design and construction, which is why they are built with materials with low or no environmental impact and that are in harmony with the environment but without losing its luxury structure.
  • Amenities: the purpose of the villas is to offer its inhabitants the maximum comforts and facilities so that they do not have to worry about anything, which is why within the amenities you can find gyms, relaxation areas such as spas, orchards, shops, children’s areas, pool, privileged views and many more.

Townhouse

It is a type of housing whose main quality is that they share a wall, in them there is no corridor between one property and another, as can be seen in traditional houses since they share the side walls. They are legally constituted under the condominium regime, which has many advantages such as common areas, cleaning service, vegetation care, garbage payment included, surveillance and security, gate operation review, and remote control for the entrance, as the case may be of the place, and a maintenance payment must be made by the owners.

A plus of the townhouses is that currently, together with the villas, it is the most environmentally friendly development model, since due to its characteristics it does not require as much land to provide many benefits for people. 

Single-family home

They are unique houses, that is, they are separated from each other, which provides more privacy and comfort to the residents. They are usually residential homes for large families, in simpler terms, it refers to traditional houses. These may also be located in private subdivisions.
